How to Read a Painting Estimate: The Lines That Decide How Long the Paint Lasts
Two painting estimates with different totals are often two different jobs. The lines that explain the difference are the surfaces covered, the prep, the repairs, the primer, the products and the number of coats.
What a Good Estimate Lists
- Surfaces: each room or each side of the house, and which parts: walls, ceilings, trim, doors, siding, soffits, shutters.
- Condition and prep: washing, scraping, sanding, caulking, for each surface.
- Repairs: which boards will be replaced, drywall patches, nail pops, and how they are priced.
- Primer: where it goes and which type.
- Finish products: brand and product line, color names, sheen, and number of coats.
- Protection: furniture, floors, plants, and lead-safe containment if the house was built before 1978.
- Schedule: start date, expected working days, and what happens on rain days.
- Payment: deposit, progress payments, final payment after walkthrough.
- Warranty: what is covered, for how long, and how to make a claim.
How to Compare
Put the estimates side by side and line up these items. If one leaves out washing, caulk or primer, or does not say two coats, ask. If repairs are "as needed," ask for unit prices or a not-to-exceed amount.
Red Flags
- A price without anyone seeing the house
- No coat count, or "one coat"
- No mention of prep on an exterior
- Rot that will be "filled"
- A large deposit long before the start date
- No insurance certificate; no lead-safe certification on a pre-1978 home
Frequently Asked Questions
Why do painting quotes vary so much?
Mostly prep and coats. The paint itself is a small part of the price.
Should I always take the lowest bid?
Only if it includes the same scope. Compare line by line.
Is it normal to pay a deposit?
Many painters take a deposit to schedule. Be cautious with large deposits long before work starts.
What if repairs are found during the job?
A good estimate explains how hidden repairs are priced and approved before they are done.
