Probe & Map
Every suspect board probed and marked, so the scope covers all the soft wood and not just the spot you can see.
Rotted window sills, door frames, fascia, corner boards and siding replaced with new wood or PVC, then caulked, primed and painted to match the rest of the house.
Rot starts where water sits: the bottom of door frames, window sills, the lower edge of siding and the fascia behind gutters. Probe these spots with a screwdriver.
Painting over rot hides it for one season. The fix is to remove the soft wood, find why it got wet, and replace it with something that sheds water.
Every suspect board probed and marked, so the scope covers all the soft wood and not just the spot you can see.
Rotted sections cut back to sound wood and replaced with primed lumber or PVC trim that will not rot.
Small areas of rot in otherwise sound or detailed trim stabilized with epoxy consolidant and filler.
Swollen hardboard or damaged fiber cement boards replaced with matching profiles where available.
Kick-out flashing, drip edge, gutter adjustments and caulk so water stops reaching the wood.
New wood primed on all sides before install where possible, then caulked and painted to match.

๐ Call (980) 243-8188Rot needs wood that stays wet. In the Charlotte area that comes from heavy summer storms, gutters that overflow onto fascia, sprinklers that hit the bottom of siding, and red clay that splashes up and holds water against the lowest boards.
Houses built in the 1980s and 1990s, which make up about 45% of Matthews homes in Census data, often have hardboard siding and finger-jointed pine trim. Both soak up water through cut ends and cracked paint. Door frames and the bottoms of garage door trim, where water pools on concrete, are the most common failures we find.
Before painting, we replace soft wood rather than filling over it, prime new boards on all sides, and look for the reason the wood got wet. Siding replacement beyond a repair may need a permit from Mecklenburg County Code Enforcement, and on homes built before 1978, disturbing old paint follows lead-safe rules.
We probe the whole house, not just the board you called about, because rot rarely stops at one spot.
Sills, frames, fascia, corner boards and siding bottoms checked and marked on a list with photos.
Rotted wood removed to sound material and replaced with primed wood, PVC or epoxy repair as suited.
Flashing, drip edge, caulk or gutter fixes so the new wood stays dry.
Repairs primed, caulked and painted to match, or included in a full exterior repaint.

How carpentry changes the price.
Most painters fill rot and paint over it. Our crews cut it out, because paint cannot hold soft wood together.
Straight answers on cost, PVC trim, epoxy and painting over rot.
Rot repair is priced by the linear feet of trim and boards replaced, access, and paint. Small sill or frame repairs are usually a few hours of carpentry plus materials; whole fascia runs or many siding boards cost more. We price it after probing the house.

Question about your property? Call (980) 243-8188No. Paint seals the surface but the soft wood under it keeps breaking down, and the paint fails again within a season or two. Rot has to be removed or consolidated first.
Question about your property? Call (980) 243-8188For spots that stay wet, like the bottom of door frames and garage trim, PVC is a good choice because it does not rot. It still needs paint in most colors and moves more with heat, so joints are detailed differently.
Question about your property? Call (980) 243-8188When the rot is small and the piece is hard to replace, such as detailed molding or a section of an old sill. Larger areas of rot are better replaced.
Question about your property? Call (980) 243-8188Water that sits on or soaks into wood: overflowing gutters, missing flashing, failed caulk, sprinklers, and splash-back from the ground.
Question about your property? Call (980) 243-8188No, but they can look similar and both like damp wood. If we find tunnels, mud tubes or insects, we will tell you to call a pest professional before we repair.
Question about your property? Call (980) 243-8188Yes. Swollen boards are replaced, and sound boards have their bottom edges sealed and painted. Matching discontinued hardboard profiles can take some searching.
