Popcorn Ceilings and Asbestos: Which Ceilings to Test and What Happens If It Is Positive
Some popcorn and acoustic ceiling textures contain asbestos, and the only way to know is a lab test. The EPA notes that asbestos was used in a range of building products, including some textured paints and ceiling patching compounds, and that disturbing them can release fibers. HomeGuide recommends testing ceilings installed before 1986.
Which Ceilings to Test
- Any spray-on popcorn or acoustic texture in a home built or remodeled before the mid-1980s
- Ceilings with unknown history, even in somewhat newer homes, if the texture looks original
- Any texture you plan to scrape, sand or cut into for lights or fans
How Testing Works
A small sample of the texture is wetted, removed and sealed in a bag, then sent to an accredited laboratory. Results usually come back in a few days. HomeGuide's national benchmark for asbestos testing is $250 to $850, depending on the number of samples and the service.
If the Test Is Negative
The ceiling can be removed: the room is sealed in plastic, the texture is wetted and scraped, then skim-coated or retextured, primed and painted.
If the Test Is Positive
Do not scrape it. Options are:
- Licensed abatement: an asbestos abatement contractor removes it under containment.
- Leave it in place: undisturbed, intact texture is often left alone.
- Encapsulate or cover: sealing it or covering it with new drywall, which a contractor should plan carefully.
Painters should not scrape a positive ceiling.
Frequently Asked Questions
Can I tell if my popcorn ceiling has asbestos by looking?
No. Only a lab test can tell.
Is it dangerous to live with an asbestos popcorn ceiling?
Intact, undisturbed texture is generally considered lower risk; the risk comes from scraping, sanding or damaging it.
Do newer homes have asbestos ceilings?
Less likely, but homes with original texture from the 1980s should be tested before removal.
Can I paint over an asbestos ceiling?
Painting without disturbing it can be an option, but discuss it with a professional first.
